The Traditional Method of Auction
This method offers complete security as exchange of contracts takes place straight away when a sale is agreed, with completion taking place 28 days later. Whilst this method does offer the most secure and quickest way to buy and sell these more restrictive timeframes can limit interest to cash buyers and investors so it’s usually best suited to those that need a quick sale, are not in a chain, or have a property that wouldn’t be considered suitable for a mortgage.
The Modern Method of Auction
The Modern Method of Auction combines elements of Private Treaty and Traditional Auction, making it a more accessible auction method. This method offers the security of Traditional Auction with financial commitment from the buyer but has an extended timescale of 56 days to complete making this method accessible to mortgage and residential buyers as well as investors and cash buyers.
This method is often best suited to sellers that are looking for the speed and security of an auction but still want to generate as much interest as possible.
