WETHERBY continues to enjoy a strong rental market as the area receives a rise in rents and continues to attract more residents according to property specialists, Linley & Simpson.
Emily Wilkinson, Branch Manager of the Linley & Simpson Wetherby branch, takes a closer look at the town and its current market conditions. Emily says, "Wetherby is fast becoming a prime location for investors. With rare rental opportunities, buy-to-let is a bolder proposition than other areas in Leeds. The demand for rental properties is rocketing with 98% of our portfolio currently occupied. We're also retrieving many applications per property available for rental.
"The average rent in Wetherby is £850 per calendar month according to our rental stock figures and rental values in Wetherby as a whole have risen by 21%* in the last 12 months which is significantly higher than the average rents across the rest of Yorkshire".
Emily adds, "Wetherby is central in the Yorkshire triangle of Leeds, Harrogate and York, making it accessible to all. The historic market town nestles on the banks of the River Wharfe. It sits alongside the recently upgraded A1, providing a gateway to the rest of Yorkshire and beyond.
"Wetherby has a true sense of community amongst local residents and business owners. There is always something for everyone to get involved in - residents and visitors are spoilt for choice. Young professionals can take advantage of bars and restaurants and families enjoy good local schools, parks and clubs, whilst others find Wetherby suitable to enter retirement."
Originally from the South, Emily moved to Yorkshire over 20 years ago for University. She adds, "I fell in love with the county as soon as I arrived and have been here ever since. I now live close to the branch and I'm able to deliver excellent first-hand experience of the area. I've been equipped with good local knowledge which I can share with all our customers.
"I joined Linley & Simpson in 2004 and became Manager at the Wetherby branch when it first opened in 2005. I ran the branch for 7 years until 2012 when I had a short career break to start a family.
"Linley & Simpson are a fantastic company to work for so I was keen to re-join them as soon as possible. I came back in 2014 as Customer Services Manager based at our Head Office in Horsforth. I then stepped back in as Manager at the Wetherby branch in October 2019. I am thrilled to be back in branch working alongside such a strong team all who pride themselves on a first class service to our customers".
As of last week, the Linley & Simpson Wetherby branch received a 'Gold Winner' award in the British Property Awards 2019.
