Steve Kilby, Branch Manager at our Wetherby estate agent office, takes a closer look at Boston Spa and the current market conditions.

Boston Spa is a charming, bustling Yorkshire village located in the centre of the ‘Golden Triangle’, just off the A1M, and close to the market town of Wetherby. The village is centred around the High Street which is made up of picturesque Georgian properties and a wide range of fantastic local amenities.

Residents and visitors are spoilt for choice by the numerous restaurants, cafes, bars and pubs available. Le Box Bistro serves fabulous French inspired food based on fine and fresh Yorkshire ingredients, La Casita, offers Spanish classics and contemporary tapas dishes, Tom Foolery and Stew & Oyster are excellent, family friendly local bars with draught beers and hand pulled ales and Dulcie Butterfly is a beautiful vintage tea room serving delicious afternoon teas and homemade cakes.

In addition to the local eateries there are also many unique shops, many of which are independents and all of whom offer a friendly and personal service to their customers, including a post office, butchers, hardware store, gift shop and a supermarket.

Boston Spa has a true sense of community, both amongst local residents and the business owners, and there are various annual festivals including the popular Boston Spa beer festival and the village gala. It really is a village that offers something for everyone, whether that be young professionals who can make full use of the fantastic bars and restaurants, families who will benefit from the well regarded local primary schools, parks and sports clubs or those entering retirement who may prefer to enjoy quiet walks along the River Wharfe.

For those who can find a reason to leave this wonderful village and wish to venture further afield -whether for business or pleasure – Harrogate, Leeds and York are only a short and easy commute.

We take a close look at the local property market in Boston Spa.

Boston Spa, with an overall average price of £390,002 was more expensive than nearby Bramham (£290,422) and Wetherby (£343,354), but was cheaper than Collingham (£468,992).

Overall sold prices in Boston Spa over the last year were 4% up on the previous year and 14% up on the 2015 level of £343,549.

The majority of sales in Boston Spa during the last year were detached properties, selling for an average price of £479,365. Semi-detached properties sold for an average of £262,952, with terraced properties fetching £375,190.
