FOR many years, Headingley was the suburb of choice for families and young professionals making their life in Leeds.

A thriving district centre, good schools, ample green space and great connections to the city centre made Headingley an easy choice for many, As the wave of student housing spread up the A660 ‘Otley Rd’ from the early 1990’s all the way through to 2015 or so, the landscape was changed. An over-dominance of re-purposed family housing to create shared student housing in this period resulted in a decline in community cohesion, poor environmental conditions and an imbalance in the demographic which took a while to address. Whilst suburbs in other cities such as Jesmond in Newcastle and Broomhill in Sheffield embraced their student population, such was the weight and speed of student housing in Headingley, that the impact was ultimately a negative one.

Fast forward a few years and Headingley is once more staking it’s claim as a safe, vibrant and healthy place to live. The independent leisure scene has a new lease of life, the tidal wave of student housing has receded dramatically and things are getting back to as they should be.

With two train stations within 1/2 mile of the district centre, providing links to Leeds in one direction and Bradford in the other, the travel to work potential is huge for the residents of Headingley, Kirkstall and Burley. This entire area, to the North –West of the city centre is well-placed to further benefit as the city continues to strengthen its economic footprint.

There is a wide range of housing on offer for rent in the area, from purpose-built 1 and 2 bedroomed apartments to larger apartments in conversions, 2 and 3 bedroomed terraced houses and larger family semi-detached and detached homes. As the market in Headingley, Burley, Meanwood and Kirkstall continues to improve, with new listings low and demand high, we fully expect other areas to show signs of improvement as student demand continues to gravitate towards the city centre, where thousands more purpose-built student clusters and studios are under construction.

We do not expect that students will disappear completely from their traditional favourite street groups, merely that the numbers will reduce, allowing neighbourhoods hitherto pressurised by over-dense student numbers to breathe again.
