Roundhay

Jon Mccall, the Lettings Manager of the Linley & Simpson Roundhay branch discusses the current demand for rental properties around the North Leeds area. "Roundhay is experiencing a high demand for three bedroom houses, particularly in the LS17 postcode close to Allerton High. Almost all of our enquiries are looking for a garden and off-street parking, but the main criteria is the proximity the property is in to the local schools. We are receiving multiple applications for any three-bedroom properties that we list, resulting in a let being agreed very quickly.

"Both the LS8 postcode and apartments near Roundhay park are increasing in popularity, with multiple enquiries, viewings and applications being received for each property that comes to market. Roundhay makes for an attractive area to invest in for a number of reasons. The area gains strong rental yields, property prices continue to rise and the average length of tenancy tends to be longer than those in the city centre.

"In particular, the LS17 postcode is very popular due to the number of quality schools in the area. Tenants who rent a house in this area tend to stay for an average of 4 years before moving out. Properties that are in close proximity to Wigton Moor primary school tend to rent within a matter of weeks, and you can expect to achieve a rental income of £875 and £995 per calendar month. As there is little scope for further large scale housing developments in the area, the houses on The Sunningdales, Birkdales and Lintons are going to remain popular and in high demand for the foreseeable future with both rent and sale prices continuing to rise.

"Roundhay, Moortown and Oakwood are also popular due to the good schools in the area. This area has a much better range of local amenities and allows for easy access to Roundhay Park and Canal Gardens. Much like in Alwoodley the average length of tenancy for a house tends to be between 3 and 5 years. Rental prices for a three bed in this area vary depending on location. We have had three beds rent for £1800pcm but I would suggest the average would be between £995-£1300 per calendar month. There is a large scale construction project underway in Roundhay, which will result in a greater number of options soon becoming available in that area too.

Chapel Allerton

Paul Bridgeman, Branch Manager of the Linley & Simpson Chapel Allerton office says, "We are seeing a strong demand for 3-4 bedroom homes across Chapel Allerton, and due to COVID-19, we are finding that tenants are choosing to stay put for longer which has reduced the amount of stock we have available. When a property does come to market, it attracts plenty of attention which results in a number of viewings and multiple applications per property, which ultimately means a quick let.

"Chapel Allerton is one of the most desirable suburbs of Leeds, mainly due to the variety of bars, restaurants, shops and community feel. Being located just a few miles from the city centre also allows working professionals to get into the city conveniently. You’ll also find families and couples that are going into retirement choosing to live in Chapel Allerton, which makes for a real community feel for the area."
