SHEFFIELD is experiencing a very high demand for rental properties with multiple applications being received for properties currently on the market.

Kelly Boot, Branch Manager of the Linley & Simpson Sheffield office discusses why Sheffield makes an ideal place to invest. "According to RWinvest, Sheffield is in the top 10 best locations to invest in the UK, with increasing rental prices, reasonable property values and high yields.

"It is one of the UK’s largest cities, boasting some world class facilities and as a result draws in many talented and creative individuals including students, professors, doctors and nurses. Having two highly regarded Universities, three major hospitals and a wide range of sporting, artistic and hospitality venues. The city has easy commuter transport links in and around the city with multiple train stations and access to the M1 motorway, is full of culture with the likes of the Botanical gardens, winter gardens and Crucible theatre and also has a breadth of amenities including the well-known Meadowhall shopping centre. 

"There is a strong appetite for all kinds of property, but in particular we are finding that the strongest demand is for 2 bedroom houses at around £525 per calendar month, 3 bedroom houses between £575 and £900 per calendar month depending on the area, 2 bedroom bungalows between £550 and £625 per calendar month and 3 bedroom bungalows between £650pcm and £750pcm."
