PROPERTY specialists, Linley & Simpson, which has offices throughout North, West and East Yorkshire, has witnessed an influx of activity since lockdown measures have begun easing.

Whilst the current situation around Covid-19 has influenced business practice, Linley & Simpson remain fully operational to serve the needs of all their clients and support the current market conditions.

Neil McGroarty, Linley & Simpson's North Leeds Valuation Manager, reports on the current sales conditions around West Yorkshire. "The surge we anticipated on return from lockdown is happening and has been for the last few weeks, especially in Leeds' suburbs. We've seen a wave of strong activity enter the market since our branches re-opened in May with robust levels of enquiries and interest continuously coming through. We have gone from registering just 2 buyers and carrying out 0 viewings in April to registering over 150 new buyers and carrying out over 150 viewings since the government announced estate agents were able to open offices again.

"For people looking to sell, the market is attracting serious buyers which is speeding up the entire sales process. Last week, we had a property come onto the market which secured 18 viewings and within 3 days it was sold at asking price. Another property had 5 viewings on the same day and sold within 24 hours and another property sold £8,000 over the asking price after being viewed before it had even been made live on Rightmove. 

"We're finding that some of our clients are wary of bringing their properties to the market due to Covid-19, but we can assure you that not only the market is strong and active but we, at Linley & Simpson, have taken all the suitable measures to ensure that client wellbeing and safety is managed to the highest of standards. We're following government guidelines by promoting virtual valuations and viewings as a priority and only arranging a viewing where the buyer is genuinely interested in the property. Our teams are also wearing the appropriate PPE to accompany physical viewings along with other necessary changes being made during a viewing to ensure safety.
