The Smoke and Carbon Monoxide Regulations 2015

The Smoke and Carbon Monoxide Alarm (England) Regulations 2015 have been approved by parliament and came into force as planned on 1 October 2015. Private sector landlords are required from 1 October 2015 to have at least one smoke alarm installed on every storey of their properties and a carbon monoxide alarm in any room containing a solid fuel burning appliance (e.g. a coal fire, wood burning stove).

The government has announced that from 1 February 2016, all private landlords in England will have to check new tenants have the right to be in the UK before renting out their property.

Under the new rules, landlords who fail to check a potential tenant's 'Right to Rent' will face penalties of up to £3,000 per tenant.
